Looked at a multi today, nice place, great location, lots of potential... ...but stuff everywhere.

I too think it would be nice to have direct MLS access.

Then cherry pick the best deals to rehab and after you get some deals (and cash) under your belt, hold a property as a rental, providing it has nice cash flow.I hope this helps!

That education is a nice thing to have.

I know it not the most Ethical thing to do but I go by home depot or lower and get three electrical heaters take them out of the box my self real neat and put them in and plug them up for temp problem call to get the heat fix, some time may end up being on Tuesday if it a part not in stock after they finish I place it back nice and neat in the box as I got it and take it back to Lowes or home depo.

It would be nice to also post average ARV and location, if isn't too much to ask.
