ON the point about labor in our new builds we just get a set price from the sub and its per sq ft. our framer is 7 bucks and he installs the windows and includes the nails.

Considering that 30 year fixed rates in these programs really aren't THAT much higher than conventional all things considered (no DTI requirements, LLC vesting is fine, no cap on # of rentals, etc) I imagine the DSCR side of the industry will get a lot more applicants who would have otherwise turned to Fannie/Freddie for their BRRRRs.I disagree that most BRRRs are done with cash or non collateralized loans.
