Advice on cohosting
I'd like to start as a cohost. Does anyone have any advice?

As a full service PM who does not "cohost" the only advice I can give is to find an area with a need. In most popular markets homeowner's have a myriad of choices from self manage, cohosts, limited service PM, and full service PM. If you are joining the ranks of a popular market with a lot of options you will need to differentiate yourself from your competition. That will not be easy with little to no experience. If you are in a market where management options are limited and your competition scarce, people will be more apt to give you a chance and getting business will not be as difficult if you are competent and confident.
