It is not unusual to need to pivot to continue to be successful and takes nothing away from her success. 

I definitely want to try the house hacking idea, but I'm going to need some advice and a possible checklist.

If I don't hear from them by the next day or so, I send them a text asking them to check their email; I then usually get a reply email within a couple of hours after I send the text.When I go to the house, I have everything I know I'm going to need (filters, batteries, etc). 

My advice is to believe in yourself, your solution, and be very authentic to the person on the phone.This will make your success rate much higher than any script ever could.I see you have some passion inside by your tone in the thread, now channel that energy into as many phone calls a day as you can make, and success will follow!

Frankly I'm a little concerned about the general tone of your questions.  

You did mention that you were less concerned with ethics however, and more concerned with what is strictly legal so some of this stuff may work out for you although I would still suggest toning it down one notch. 

If you are going to need investor buyers (e.g. you plan to wholesale), start building your buyer list.
