I've got a lady that does it for free and I get to sleep with her.

I am new here and want to hear some opinionsMy goal is 100 rentals single family homes in 10 years looking at a 8-10% ROI after factoring in a 40% cost factor (vacancies, repairs, etc) My example is (12 months of a 1250$ rent x 60%)(  divided by cost of home 100k) = 9% ROI) My main concern is how to snow ball and pay down the houses Or save up and pay cash on homes on each purchase Or equity loan to buy out right and repeatOr pay off 1st/oldest loan asap and buy more with another loan cash and repeatI run a restaurant making above 100k incomeAbove 150k combined with my lady I know i have many routes to get there on how much i can pay down or save up yearly and pay cashAny opinions Im in south texas and would like to stay local and in my backyard i would get C and B- nieghborhoods that i knowMore then likely once past the 50 single homes ill be stepping slowly into multis afterwardsThanks in advance!

But, I stress it would have to be in the right setting not smack in the middle of a modern housing development. 

In CA, our go to insurers are Safeco, Farmers/Foremost, and American Modern.

I noticed I was missing out on a lot of good would be renters such as elderly ladies that had a small dog.

Ideally I would find a property in the right area that could use some renovations and modernization (what I would call a grandma house) and slowly value add via renovations and modernization.

Found a lady in Connecticut that owned 2 units and called her up.

I enjoy Zombie House Flippers (they got rid of the one super serious guy I didn't like and now have the two original guys and a lady on there which is good - it's a fast-paced show, it's interesting, and holds my attention despite it clearly being sometimes staged for effect).

In other words, does the information from the beginning of the bigger pockets podcasts still ring true or do we retouch on some of the later pose in a more modern way that holds more value in making quick decisions and taking action on upcoming opportunities in today’s market?
