Only allow licensed and insured contractors tow work on your property, especially something of this scale.some things that can go wrong here: you reduce rent to 1400 for one year, then he moves out and files mechanics lien because he says work was worth more than 1200...he tries to claim you cant ever raise rent because of this....his idea of quality work is different than your idea of quality work, and now your already stuck in a lease for 1400 a month....he feels since he did this work, you owe him or he starts doing work on other things without approval....the list goes on.While I don't recommend it, you can allow him to do work if he is licensed and insured, but keep everything separate. write up a lease for 1500 a month, then a contract for scope of work, offering 100 credit per month for a certain number of months not to take effect until you sign off on quality of work. this allows you to separate income and expenses for tax purposes and capital improvement tracking.Honestly, there are too many negatives, too few positives, and too much work to recommend allowing it.

Fact: there are over 30 communities in the US that sell new homes in their land lease communities for over $300K and none of those are in California where there are manufactured homes selling for over a million in land lease communities.Without a financing mechanism, you will always be at a serious disadvantage.
