Hi Abdur, I would recommend taking a look at out of state investing especially in the Columbus Ohio market.

Homeowner's and flood insurance can be considerably lower than in other coastal areas, especially in comparison to States with prohibitive property insurance markets such as Florida.

Is it thoughtful and timely market info or just them propping up overplayed markets in some way to their own benefit?

I keep hearing about a crash or a correction in the real estate market.  

This is very desirable since you can comfortably live with a girlfriend/dog/whatever, and not lose comfort.Buying a SFH, building rooms, renting every room and sharing your room will almost certainly cashflow in most markets (outside of VHCOL cities).
