happened in Detroit for various reasons. the homes folks are buying for 20 to 40k now in Detroit and rehabbing I was loaning 70 to 80k on them in 04. and that was 60% LTV then..So in my mind those that made it through were Extremely well capitalized or like many of my clients they own their rentals free and clear.. and they take the abuse of others telling them they are nuts to not leverage up..

He then became the largest BK in the history of this state.Many of the folks syndicating today only started after the GFC.. someone Like Brian would be a guy who worked on both sides of that disastrous economic climate and as he stated to save his rep and client base he had to feed the deals.. those that did not feed them lost them. those that did suffer that pain came out the other end much stronger.

But my guess would be that it might be because the listing agent sometimes have a window they can market to their clients (5 day window in some cases) before putting on MLS.
