I haven’t been looking for that long but I’ve mostly seen $350k and up, and anything on that low side is a serious fixer upper.

Giving very specific answers is often enough to satisfy out of state investors...truth be damned.What a low hurdle for a company to get over!  

@Matthew John I’ll add that detroit metro/Michigan is a tough market for good tenants, prices are still low enough that most people with good credit buy rather than rent.

I’ve been wondering about comps to use for the needing repair property and the remodeled one.I have made offer for two properties now and the cost for the recently sold properties in the neighborhood was too low as there maybe repairs needed but the leads I had was a remodeled one.How do we go about this?

Initially it felt like I was cutting into the profit way too much, but this weekend we had to fix something connected to our heat pump and I was glad to have reserves.Thank you!

The best thing to do in this case is to have your agent call their agent and see if they are open to a low offer. 

The only major fly in the ointment so to speak with your plan in paying off your properties is that you are earning a pathetically low return on your cash.

@Lance Johnson I don't have any business in Akron but even quick search of MLS shows that there is couple duplexes listed in 44303: one for sale for $39,900 and 2bed/1bath is rented for $300 and $200.First of all, even with 4 rentals on your property - it's very low income, so it will be tough management.Another duplex updated for $69,900 doesn't even state the rent.

And having a low profile business is fine with me.

I have a ton of Home Depot and Lowe's receipts that I have no idea if the materials are paint or cabinets etc.
