The conversion rate, although = $ in the bank, often does vary based on the sales skills of the mailer; the ability to convert a respondent may have a lot to do with what you may or may not have said to the seller so you don't want to miss whether or not your response rate is at par with what the industry norm is.

 $1100 per month might not sound like a lot to some people, but i am really happy with that, and I can already see where this is going to snowball and help me keep growing.  

It was a lot to take on, but we're glad we did it. 

As already said the host/operator has a lot to do with how successful a STR is.

Not a lot to go off of for comps, since most of the sales in the past few years were in similar condition and were never flipped.
