Find someone in your market that does lease options, subject to or seller finance, give them the lead in exchange for some cash and walking you through the process.

If you are planning on selling yourself you will always field a few bad potential leads to find quaified buyers.

Hi Everyone - I have a pretty solid lead that my Partner and I are pursuing.

They cost money, but they offer a free trial and I've been able to generate a "sample" report on properties I've been looking at in the past.

Finding an advertising/lead niche is pretty much the only option realistically, because you are competing against so many well-established high-volume wholesalers already advertising in that area. 

I'm having a rather hard time finding a deal that generates cashflow in a non-slumlord neighborhood.

I have a lead on a property in Middleton that needs a ton of work.

If it is legal you should always be wholesaling any deal lead you get. 

I'm glad you've found a niche in which you've thrived and generates such an obvious passion.
