But in my opinion they are calculated risks that can be managed with the right disclosures, contracts and title insurance. sorry bout that I got this one and a thread about a lady in Washington wanting to do wholesale deals and foreclosures mixed up with this thread.. semi senior moment on my end.. 

I got an application of a 44 year old lady US citizen with no credit history , good income to cover the rental but no credit history.Answer was that she was recently divorced and husband used to handle finannces.

I was legally sued by a little old lady because I dismissed the criminal charges against her spraying a guy with mace, then hitting him with a taser. 

We have a large multifamily apartment building in an area that attracts the "ladies of the night" and let's just say it hasn't gone so well...

I have seen plenty of good deals slip through my fingers because I was not in town to pickup being sold almost new by owners who just decided they did not want to go through the trouble of maintaining them.

When I have a tenant that moves out that’s been in there for a long time (10+ years) I expect to do a solid amount of work, which I think would be normal.Once rented, so far (fingers crossed) my occupied properties are just your normal repairs and the occasional old furnace or such that is due to be replaced and finally breaks.I think a big factor is, personally I/we aren’t buying in locations where the median income is super low as you’re referencing.

Not paying attention to any numbers or rental income, buying at a crazy price, then just crossing their fingers and hoping 5 years down the road the property 3-5x its value.
