Here's the biggest needs & what most people are looking for generally speaking:1) Deals2) Private $3) Sponsors/Key principals to go on a loan4) Help underwriting5) Help with research, making phone calls, administrative tasks, etc.So that said- like @Todd Dexheimer mentioned, what is your skill set?

New member here - have found many useful tips & strategies on this site, but was never a member prior to today.I have a question about seller financing calculations regarding a deal that I'm currently working on.I'll spare you the full details of the deal, but I've essentially been able to get the seller to open up to a possible seller financing deal that would get me a great cash on cash return of near 20% on a good, solid property on the busiest street in town.Here's where I'm somewhat stuck (and I hope you can follow).

Hello, I wanted to reach out to see how other independent landlords collect application fees.I manage the property from out of state, so physically being at every showing is impossible - and I don't necessarily want to tip my hand that I don't live in the immediate area to prospective applicants.

The key is that you have to be ready to offer immediately and make an aggressive offer, but you can still do this in the MLS in many places across the country.
