In the last couple of weeks I have had at least 4 wholesalers reach out with properties that they have under contract or with properties that they closed and IDFPR investigator called them to followup regarding those transactions.

In the meantime, buildings of a similar age will probably undergo fresh analyses and inspections in the aftermath of this tragedy.

(but I guess I just wanted some other advice from others that have come into a similar situation.There will need to be SOME work done when she vacates to get ready for a new tenant, fresh paint, some minor things fixed etc - which would probably come in at around $3000 - the amount I would make extra if I were to just leave her in place and have a piece of mind.Do I:A) Follow my property managers advice and block out emotion.

Cancelled all my existing guests.. blocked from further bookings while under "investigation"..

You'd have to investigate that more though as I've never used a HELOC, only Cash Out Refinances. 

We also have plenty of fresh water, fertlie soil and basically no natural desasters.

Fresh paint, door hardware, outdoor railings, new SS kitchen appliances, small granite counter, backsplash, used washer/dryer. 

So far, new backyard fence, new floors w/molding throughout & fresh, colorful & textured paint throughout What was the outcome?

So where we may get a slow down on retail segment, then comes swaggering in that Uncle Sam, who dumps $25billion in fresh tax credits for "affordable housing" development projects and "POW" building keeps going full tilt, it's just in a different manner. 

Replaced flooring, HVAC Duct work, Hot Water Heater, Light Fixtures, roof and a fresh coat of paint.
