Underwriting is practically non-existent as to the needs of a seller and borrower, RMLOs will be looking at conventional guidelines and the new regulations are designed around conventional underwriting as well.

Fuses are dodgy, because your tenant could always stick in a heavier duty fuse than the circuit is designed for once they start popping fuses because they are overloading circuits (which is likely, with modern electrical needs in an older house).  

They typically include such things as labor, materials, basic building services, shell features, interior enclosures, fit-out costs, and basic mechanical and electrical systems.

The property is in a decent location, has complete exterior/interior renovations, but has some apparent structural issues (house will need jacked up a bit and shimmed...which I can do).

For example [AC replacement - $5,000 - 15 yr expected useful life] , [interior paint - $200 - 2-3 yrs or as needed per tenant turnover].  

The folks over at   annapolispropertyservices.com (cant remember names) showed us a duplex that didn't even had the electricity on and some of the interior doors were locked so viewing some room was impossible.

It all depends so much on the design of the home and the feel you are going with.

The wiring originally installed that house was designed to run a few light bulbs and perhaps a radio or two (it's not uncommon to find a single circuit per floor or only 2-4 for the entire house) and not to handle today's array of electronics.The house of that vintage, the presence of asbestos in its many forms (pipe and duct wrap for the heating system, possibly mixed in plaster, floor tiles, exterior siding, etc) is a distinct possibility.Where I do not have experience is in local insect damage - I know you have termites and undoubtedly carpenter ants (or a close relation).  

About 6-8 months later I saw the same house with fresh interior paint online.
