For instance, in California where you live most transactions are closed with escrow and real estate agents. 

In some instances, it incentivizes turnover and maintenance calls.

I don't know where their heads will be at.

This is almost uncharted territory we may be heading into but I'm putting hope in the genius that God (not being religious here) gave humanity that we will find a solution and use out creative abilities to weather this storm and also help others.

It is not unrealistic to say you can close 20+ deals your first year (100+ has been accomplished, too) or you could beat your head against the wall and eek out 1. 

Would love to head back out west again someday, but as you said, the rental market often does not justify the housing prices.

For instance, if the house appraises for $687k, will I be able to renegotiate the seller's concession from $33,350 down to $20,000, and pay the remaining $13,350 myself?
