What I mean is, if you don't bring any cash to the table initially, then there's no cash to get at later, unless you wait a while as you pay of debt and (hopefully) see some appreciation.No reason this can't be done with at a LLC.

Most BRRR investors kill the deal because they drag their feet placing the initial offer because they want to do every calculator and rent website and bla bla bla and then when they are ready to announce their offer the property is already pending.

If you are flexible enough to allow a little more time you will reduce the chance of damage to walls and woodwork (happens when people try to move things too quickly) and increase the chance of the place being left at least empty and broom clean.I would trust but verify
