I've done some research and started the initial process with one company but find the interest rate of 6.50% to be a little high specially when they are using 60% LTV.

What I mean is, if you don't bring any cash to the table initially, then there's no cash to get at later, unless you wait a while as you pay of debt and (hopefully) see some appreciation.No reason this can't be done with at a LLC.

Don't get me wrong, mentor programs are great and I have been apart of 2, which has really helped me scale, but initially it was all BP and YouTube education which is "Free" of charge and a great place to start.

Most BRRR investors kill the deal because they drag their feet placing the initial offer because they want to do every calculator and rent website and bla bla bla and then when they are ready to announce their offer the property is already pending.

I would definitely put that out there with your initial advertising of the property so it's not a surprise to the buyer after they've looked at the property and invested time in to it.

If you are flexible enough to allow a little more time you will reduce the chance of damage to walls and woodwork (happens when people try to move things too quickly) and increase the chance of the place being left at least empty and broom clean.I would trust but verify.
