After noticing how motivated I was and how much I had learned about real estate, two people in my girlfriend’s family jumped in my project with me.

Not sure how much of an influence that had on the banks decision to give us these investment mortgages.

There are many parallels between your story and myself and this has given me so much motivation to continue learning and hopefully invest one day.  

It will cost you some money, but that will motivate them to pay to turn the utilities back on or they'll move out.

The lesson was just because a seller is experiencing pain points it does not mean they are motivated to sell.  

I know the seller is super motivated and that the property cash flows well.

I left definitely feeling motivated to find a better and affordable way to get started.

Understand the seller's motivation, be willing to forgo/reduce your commission significantly or pay your own closing costs  in order to get the number that works for you.

I'd like to see government officials, from the smallest town to the Whitehouse, stop using fear as a motivational factor, support this or bad things will happen to you.
