But, you're right that I didn't distinguish these from rehab costs, which are also technical Capital Expenses (which I don't believe are part of the 50%).Btw, the calculations I've done in the past have indicated that these types of capital costs should add about 5% to the total cost of holding the property over the long term, so if this isn't part of the 50% rule, you'll probably want to add another 5% to your estimates.

Let me clarify: Chances are, if you use an entity, disclose you are flipping, or otherwise indicate your an investor, you are likely going to cause extra scrutiny.

You will have to disclose the previous mold, but if you don't draw attention to it, and if there is absolutely no indication it was ever there, the buyers shouldn't have much of an issue.Just my experience...

I am interested in first-hand experience - if you have/had a tenant with disability - please kindly chime inSomeone have inquired about the property and indicated this will be for their disabled son.I made some research and confirmed that LL is obligated to provide reasonable accommodations for disabled person ( http://www.hud.gov/offices/fheo/disabilities/inhousing.cfm) that tenant will pay for.
