I'm looking for recommendations for good home inspectors in the Independence area (64052).

I would add thought, while many architect firms works independently from Civil Engineers firms focus on land development, many architects and engineering land development firms usually works together (as partnership), if they don't have the other in-house.  

It's why (in my opinion) commercial lenders like to see trailing years of financial statements from a (ideally independent) property manager.  

I'm using J Scott's Independent Contractors Agreement and SOW from the BP file place and he includes a $200/week penalty to cover his costs during any delay.

My RE goals are to eventually provide financial independence for my family by way of doing REI on the side. 

We are in the process of securing a duplex in Stockton and trying to get recommendations on contractors that are reliable, independent, and cost effective.

We plan on living in the duplex for 1-2 years then live in flip a SFH for 2 years to either sell or keep as a rental and continue the live in flip a SFH method until we reach financial independence, which for us is $4K per month.
