Ideally, once you have all the systems in place you take the best deals to flip and then wholesale the ones that don't have as much meat on the bone or are higher risk.Either way, both wholesaling and flipping are challenging and I would consider them a very active form of investing. 

Even a 4/1 accepting section 8 in this area would be a desirable rental, though not ideal. 

I agree that carpet isn't ideal under a sink, but I would also argue after a life time of using sinks, it is very rare that I splash water out of the sink.

David Greene covered the topic on one of the latest podcasts as well confirming that 6 months is a traditional answer for a lot of lenders, but isn't a hard and fast rule, therefore I need to continue to search.Your 75% comment is interesting because many of the HML websites I have been on are all marketing their products around a % of purchase price plus rehab, not starting at 75% of ARV which might (ideally will) cover the entire purchase price. 

As the lender I'm dealing with the angry calls from my customers lol.
