I put it on Zillow and sent a text/e-mail/rvm marketing campaign to every single cash buyer, neighbor, and realtor in the area.

Then again, when dealing with potential tenant-buyers who may be less ideal candidates, I suppose a stage house might not help distinguish between someone who is a good fit or not.

You might be able to use Schedule E/C from a previous owner who was renting the property.

It's been reported on your schedule E as investment and depreciated as investment.
