The "Goo" then hardens and keeps the slab at height (for a while), because it's tree roots and soil conditions that make the cement move.Sometimes they drill hole to inject it, sometimes they come at it from the side.It's FAST..you can look it up on the web (see YouTube).For the Mockups I use GIMP....it's like Photoshop with less features, but enough to get the job done.There is a learning curve to it.

I agree with the maintenance reserves needing to be bumped up considerably, as for the vacancy reserves, I made a conservative assumption that I would see roughly a month out of the year where tenants may change due to the life style of college students (if they were the demographic renting the property) depending on if they renewed a lease or not.

Depending on the investor's situation, it's best to (in my opinion) take into consideration all the factors by laying out the projected 3-10 yr plan of investing in subject property vs another vs investing in something else vs not investing in that moment at all.
