There are too many good companies to there that will handle these questions with ease to waste time on any companies that can't.

@Christopher Lee to my knowledge this is not a common thing, it may be that being based somewhere else allows larger cases to be handled in courts in states more favorable to landlords, but most cases (if you have any) will not rise to that level and likely not be worth the additional fees of setting up and maintaining the structure.

Purchase price: $58,000 Cash invested: $13,800 Sale price: $101,500 Bought this 4 unit in bad condition and without tenants.After fixing the place I brought good tenants that get help for paying rent - like county assistant.COVID19 made it difficult to handle tenants in that area but hard work paid off.I sold the property to take over a better dealI have attached some photos of how all units looked like after the fix-ups I did.

Why not give the property to the one person best able to handle it, and then other assets to other folks to equalize as desired, or alternatively simply sell the property at death where there will be no gain and split the proceeds.

Where to get estoppel:  Title company, lawyer handling the close, google it, plenty right here on BP as well, your agent handling the close - lots of options for you.I would never ask the seller to sign a new lease as they are not you.
