The tenant has an an annual lease with an option to buy... they renew for a few years but never actually buy the place.I realize that you can renegotiate if things drag on, but sooner or later you're going to have to give the seller his money. 

But just by juicing this one property, and investing the proceeds thoughtfully you can be in a whole different arena compared to your peers in the next ten years (probably sooner). 

Anyway, I have until 10/10 to close, but was rushing to close sooner in hopes I would have a tenant already.

It's one thing if there's a gym and they buy out the lease, and the gym closes, but I bet there's all kinds of complications if somebody lives there and, for a living, takes care of the elderly.As a buyer, how much would this situation influence your decision?

Combination of closing on 2/3 homes this year and  looking to get into commercial side I want to make a change sooner than later. 

An example is a private school made of a gym, several buildings composed of many classrooms and a chapel (not quite a church but it has a functioning bell :-) ).

My wife and I are comfortable with the house payment if it had to sit for a bit while we find a tenant but obviously want a tenant sooner than later.
