I've cam up with a $280k ARV because to properties on the street and block sold 7 months ago for just of $300K same style, rooms and similar sqft, only major difference is the house I might be possibly rehabbing has only 1 bathroom and the rest that sold for just over 300k has 2 bathrooms.

I would like to tear down the 2 walls that make up the "formal dining" area so that there is a much better flow between the kitchen and living area.  

If you are going to live there, you could also pick up a room-mate to help offset living expenses.Like Michael said, reaching out to a Realtor to help you figure out what's up with rents in the area would be a good idea.

It's a walk out (private door) with ample room to make a large apartment down there.  

So definitely no room in there for a wholesale deal.

The carpet in the dining and living room needs to be replaced.My favorite flooring guy quoted $550 for low grade carpet, $700 for mid grade carpet, or Tiling the dining room, living room, hallway and kitchen for $2250.What would you do?
