What i do know is tenant took the time to paint the apartment on her own which includes colors of green, blue and red and she had her wood floors stained because “she was tired of the color” i suspect it was to hide scratches and cat urine spots.

There's also the difficulty to rent the spots since not everyone own a mobile home to park at the lot.

Using some basic knowledge I know the more expensive the project the more I should charge, but then how do I find that sweet spot where the project pays for itself and other things while not turning away potential tenants?

Alec: Let me make a suggestion that if you mother-in-law is really in a spot to move (I don't know what her motivation is for moving) then if your future wife has good credit etc.. then work with the lender for simple assumption of the mortgage.
