What i do know is tenant took the time to paint the apartment on her own which includes colors of green, blue and red and she had her wood floors stained because “she was tired of the color” i suspect it was to hide scratches and cat urine spots

Alec: Let me make a suggestion that if you mother-in-law is really in a spot to move (I don't know what her motivation is for moving) then if your future wife has good credit etc.. then work with the lender for simple assumption of the mortgage.
