If it's an apartment with 3 or more bedrooms, can furnish the apartment and rent by the bedroom and increase cap rate.

This deal was heavily influenced by personal taste (we would also be living here sometimes) and short term rental needs (had to be furnished, and upgraded) We also hadn't done a ton of REal Estate investing education at that point!

Hi BP, Quick question:Do you typically furnish a flip with kitchen appliances or leave empty?

As you suggested, I like the charm, and we plan on furnishing it with a 50's mid-century feel as well.There are some repairs that need to be done first, and we'll hold off on too may more upgrades until we have stayed there a couple times.The main house, however, will get bit more TLC up front.

Since that place is furnished we had hardwood in living room/common area and  use two of those patio area rugs. 

Depends on your goals but financially speaking: yes, furnish it and list it on Airbnb!!

Factor in the initial acquisition costs to furnish, your business model and the clients your attracting.

It would have to be furnished and there would be no guarantee of income.Has anyone in Bigger Pockets  tried this with a rental?

You could stage it with stock 3D furniture or pictures on the wall, and allow the user to toggle "furnished" on and off.
