Anyone else factor in home warranties into their investment strategy?

No matter where you are and your market this has many factors showing it to be a "deal" but to me this is NOT a wholesale. 75k (listed for 85k) plus commission plus closing costs plus repairs of 25-30k plus possible holding costs and ARV is 130K.

One thing a lot of people don't think about is that, for many people your insurance costs will go up depending on what kind of (quality of) insurance you have through your employer so you'll need to factor that in. 

Have to make sure you get the accurate taxes and factor that in. 

If anyone in CT/PA is willing to take on a low maintenance mentee from NYC I would be forever in your debt  : ).  

I made certain to follow the usual psychological factors that help in business.

Settling down slower and or student loan debt are the two factors I see. 

They are not required to track you down forever if your address is different than that in the mortgage, probably only a "reasonable/diligent effort".
