I just go to the bank and ask one of the loan officers to type up the letter and print it on bank letterhead.

yes I agree about the friends and family and would only consider it with these two people, I work with family on a daily basis so I know the pitfalls lol Its just I feel having half of two pies is better than no pies and just as good as one pie, so if it helps me get my foot in the door Im willing to do it.

It depends on what you are using the house for, if its a personal home you plan to stay in for many more years, I would say invest in something high end, though gutter helmet in my area runs from $5-$8 a running foot

In my first car loan, many years ago, they actually were  allowed to front-load the interest in the payments, so paying it off early didn't help at all as the full last year was nothing but principal, and they didn't have to disclose it clearly, just small print I didn't understand at the time.

I am sure if you read the paperwork you signed or disclosures in fine print it will say that.If you did not have a buyers broker representing your side that was mistake number one.
