VA Beach newbie to this site
my name is Keli and I live in VA bch with my husband and daughter. Love the vibe I get from reading over articles and forums here. I can totally relate. Experience includes; former RE licence, former contractor license, owned a Corp that built pool screen enclosures/sunrooms/decks/patios, flipped houses, rented houses, otp contract generation, residual land only purchases, built residence from the ground up, bought and sold land, condos and villa in costa rica. Currently GC for local flipper, averaging 30 day turn around, working 2-4 houses at a time. 12 month goal is 8 flips. Looking for recommendations on what to expect from a hard money loan in this area. Ideal for us is 65k purchase, max 30k in Rehab and 150k min sale price, lender is 1st on loan, we are GC for project, 6 month loan with extension option, 20% cash down. Any thoughts or suggestions are welcome. Thanks.
