Upstairs will have carpet tiles or laminate flooring in non wet areas. 

I don't need the renno to be complete when my family gets in but I need the place clean and ideally floors done.  

The more of the following you are able to provide, the higher a price you can request:Inspection report by licensed inspector, legitimate sold comps within 0.1 mile range, roof warranty from licensed roofer, permits for the work performed, disclosure of how much electric/plumbing/HVAC was replaced, warranty for the heater (if new) or disclosure of what service was performed, age of windows and grade of windows (if new), warranty on appliances (if new), last service on appliances (if used), grade/brand/color/installation date of cosmetic materials (flooring, paint, etc.), etc.If tenant in place: strong lease terms, proof of payment history, screening criteria including personality screen, security deposit & last month rent held, annual lease term, etc.  

@Adrian Fajardo Just an FYI, I just renovated a 2br 1 bath side of my duplex, with a brand new kitchen, bathroom, new flooring throughout, new paint, and a bunch of random repairs like drywall and such.

I'll be closing on my first duplex in about a month and will be inheriting a tenant on the second floor in which I will be occupying the first floor.  

I had estimates up to $12,000 - the $12,000 estimate measured the square footage of every wall, the ceiling and the floor (I think they had enough work to do and were over-bidding the project). 

New roof, floors and walls had some renovations 2 years ago, but the second floor ( unit 2) seems to be in a bad situation.

Last week it was the morning that I had to change out 2 toilets on the top floor of 2 separate town homes, then discovering a leak from the tub waste line in one unit, (which had been going on for a couple of weeks. the resident didn't call it in because she thought the carpet was wet due to humidity???)
