Are they decreasing,flat,increasing year over year?

Texas for me is simply too flat... and Florida is even worse LOL..

Appreciation is always a bonus, not a given, otherwise you're just speculating.I have a duplex in Walterboro that finished the rehab this week with screened tenants moving in next week.  

Some rentals are much more passive, because the tenants were properly screened, and they won't give you any headaches.

When screening applicants each must be considered as individuals but when one fails they both fail.

In multifamily deals, I've seen a flat "guarantor's fee" paid to a partner who is brought in for the sole purpose of signing on the loan and bringing their personal balance sheet to the deal to satisfy the lender's underwriting requirements.  

I pre-screened the caller over the phone but after checking her FB I found out she lied about pets and smoking.

Our underwriting is still 10 years out and we plan for flat to rising cap rates even if we don't believe that to be the case.
