The let's stay out of jail in me says install an alarm system and a surveillance system (Internet will be needed for the surveillance but you can get internet without a contract these days - and you can watch the camera feed live whenever you'd like; though some basic one-camera systems can be used without internet).That sounds expensive some will say. 

And there is a definite undercurrent in these areas that they are paying far too much to far too rich landlords and it is feeding not only the politicians but also their dissatisfaction with their apartments.

@Natalie Cloutier to me it is great that you want to do something nice but I'd rather collect the money for the water bill and donate your stimulus check to Feeding America or some other charity. 

But I also rely on my rental income to feed my family so one strategy I have used is to actually build an increase into the lease.

BUT WE DONT HAVE MONEY TO FEED OUR POOR.

San Antonio, food bank, feeds 120k people a week, millions on unemployment, in a few weeks you will hear about families with crazy hospital bills to pay ($20K-30K each) plus some will have funerals to pay for ( 5-10k) and that's while many were without any income coming in.

I am actually working with an agent from a wholesaling company that's been feeding me leads and the guy been very nice, teaching me a lot. its definitely something worth considering. 

Plus a line splitter that feeds the propane grill as well to kill 2 birds.

i think you can do it on this site and would also go to the reia in your area that is wer people want your service agents and people that are flipping. face book market place craglist indeed, linkden to name a few.post in the group read and see who needs funding in your feed etc
