I am buying my first one and want to find something that will have features to keep track of repairs, documents, tenants, etc.

.)- what alarms (burglar, fire, smoke, CO, etc..) are in place and what other safety features (extinguishers, fire doors, emergency lights, video survelliance, etc.) that are presentThis type of info needs to be gotten from the current owner or property manager and they are more likely to get it for you when you are a potential buyer than after.

Gabriel, Biggerpockets has an excellent feature where you can search for local members and connect with them.

It appears to work with Airbnb and VRBO with the ical feature.

Then go to hard-money and search your state.They recently added a new feature allowing you to put in some basic info and get a lead request sent to the company.

As for Black Friday - ELECTRONICS are going to hit crazy low numbers so if you need Google or Amazon products for "smart" home features, I would jump on those deals.
