The BP podcasts have been my favorite part of this site.  

That, and one of my favorite book/movies of all time is "the big short".  

FAVORITE TIP - I let my tenants choose between 1 or 2 options of certain renovation items like paint colors, vanities, lights.

Maybe the unheard of one next door will be the next hot spot.There is a lot to analyzing a market, and my favorite is just walking around and talking to the neighbors and watching how people life, and and really checking out the parks, houses, traffic, etc.

My favorite is to listen to the podcasts as I drive in the car, which is something you should do as you work.

Hold the property as a rental.This is my favorite, but not every property is appropriate for this purpose and it takes some planning from the beginning to pursue this option.
