Although I work as a commercial real estate analyst for a self storage company (which does brokerage/investing/consulting,) and have some ideas, I'd really like to get your thoughts, in order to do this in the most effective way.Looking forward to what everyone has to say!

Some self storage units in my area have come up for sale and I'm curious on other peoples thoughts on what it's worth.

I have close to 10 years of full time real estate investment experience (rehabbed over 170 houses, own rentals and developed a self storage portfolio of 1100 units) in WV, a declining real estate market.

Noone wants to rent them when 90 percent of houses have basement... which have more storage

From a financing perspective you won't be able to get bank debt unless you or a partner has to net worth to secure one - you will be going the hard money route (aka expensive) but even then we would look at the experience quite seriously and you will need a fat deal.I think people underestimate the permitting process, time, fees, and qualified team you need to actually build a brand new house - and that is just from a permit perspective.

I may have had to buy one length of PVC but between my excess stock and the pieces in the storage unit on the property I really just needed more PVC cement.I bought a pedestal sink (discontinued model) at Lowes and a $2.00 toilet at my community wide yard sale. 

Hey everybody, I’m looking to close on my first 42 unit storage facility.

Purchase price: $200,000 Cash invested: $60 5,000 sq ft self storage facility. 43 units and 18 parking spots. 1.5 acres.

We have had some pretty fat wholesales and a good buyer won't care as long as you are leaving lots of meat on the bone for them as well.
