@Travis Walker I agree with @Simon W. see what you can afford. but to answer your question simply, i was also in debt with student loans, car, etc and i chose to invest in real estate anyway. yes its a risk but if i waited till im debt free id be waiting forever because its always hard to take the leap. with real estate on the side, i paid off my debt a lot faster.

My research below from the Act's FAQ page says that the split level quadplex does not apply because it doesn't have a ground floor.

Not only may it rent faster, to better tenants, for more money, it may keep tenants longer... which is where the real money is.

There's some serious competition at this level though because these places generally only needs light to medium rehab ($5k-$10k).

We did a search of the number of full sun 3+ acre flat/level lots close to downtown Portland and the list is small.

It has multiple levels of lockout.

Originally, I wanted to buy SFR but after looking at the numbers, reading, and researching a ton; I find that I am far more interested in apartments/commercial and it looks like I will definitely reach my goals faster with this. 

Some guys need that level of daily supervision.You can have work done good, cheap and fast - buy you only can pick two.Problem for many OOS investors is that they are not on the job every day, or every other day, and expect someone for a very low hourly rate to not only manage themselves, but manage the project.
