If you want to eventually live in it, the current income becomes less important, but seems like you can get to 1% if you do some repairs and raise the rent.If this is a buy and hold, the long term desirability of the neighborhood and big picture changes (is this neighborhood gradually getting better, or gradually getting worse?)

If it is a rehab with no plans on paper, then the house is already there and once demo is completed, I would engage all the subs so that they can see "behind the walls" where and whenever necessary to avoid the change orders as much as possible.I typically create the SOW and give that to the subs to bid, they in turn calculate the materials needed and the labor costs and provide the bid from there.

i thought if i choose a condo that allows renting, that should not be changed in the futue.as for repairs - how much of these repairs are the hoa responsibilty and not coming from own pocket. if a new a roof is needed do i need to pay for that or is that something that's included in my fees?

If either doesn't pan out -- either the 1B deal falls though or the permits cannot be obtained -- they invoke the contingency and walk.Now, if the contract had express language concerning the settlement date being pushed back to allow for buyer to satisfy either of those conditions, that would change my opinion completely.
