Getting great tenants is fairly easy despite the crime because it is close to the major job centers and the perception is that we are turning the corner slowly.

I did a home made sign on a property I had under contract on the corner of a fairly busy street.

In my initial email to one of them, I asked for what they charge and he said for single family houses, they charge 1 months rent per year.I own three 4-plexes and he said that we could negotiate the terms.I would like to negotiate fair terms that incentivize the manager to run the property the way I want, which would be to fill units fast with tenants that stay long term and keeping the rent just under market rate.Any suggestions on terms, incentives and things to look out for would be much appreciated!

If your inspector flags the roof and you want a roof guy to look at it, but the seller doesn't want to give you time to get a roof guy out there, you should assume they are being shady actors, that they are trying to hide something, and you should 100% walk in 100% of cases. If the inspection results come back clean and/or only revealing things you already knew about from the seller disclosures, great that is how it is supposed to play out and you've got an honest/forthright seller. 10 days is PLENTY of time, unless the seller is being shady or is ignorant of the home they are selling, which is THEIR fault. The California Assn of Realtors Residential Purchase Agreement, in whole, is a fair document IMO.

I would suggest you either divide your 100k in half or into sections(33k), so now you can purchase two or three properties...remember I'm fairly new.

The problem will be that if she only qualifies for a 2 bedroom unit based on her family size, then the most the Housing Authority will pay is whatever Fair Market Rent is for a 2 bedroom.

That seems like a fair compensation for your risk and I would think there shouldn't be a need to complicate the deal further by charging interest.

Not to mention, even if he were to somehow keep his license, I am fairly certain the best way to go about ensuring you NEVER again get business as an attorney is by utilizing your clients sensitive/private information exclusively for your own gain.Having said that, people seem to be getting more dumb/selfish by the day, so I can certainly see where your concern is coming from.

I have come across what I believe is a fairly good deal (should I obtain the property for the right price of course).
