@Joel Zwemer it is a tough environment right now for investment loans without a W2. 

Once you complete the rehab you get it rented and then you would typically go conventional for the refinance.It's a very tough market for HML loans right now so you'll want to temper your expectations.

Unless you have a lot of experience in searching and examining title is tough to be sure you have identified all the documents that may affect title and being sure what effect they may have. 

Jonathan, plenty of people make money as landlords in Austin but it is rough.Chicago has some very tough areas yet Austin has more murders than all of them -  Chicago Homicide 2019To be fair it's also one of the largest geographical areas and the north side of it is different than the southside of Austin.   

Funding is going to be tough unless one of your partners signs on the loan.

Tenants with great credit reports will generally have emergency funds for tough times.
