If I had the storage, I'd be stocking up on appliances; mainly washers/dryers, electric ranges. 

Same is with the remodeling - I estimate that more than 25% of our rehab cost typically is spent on things inside the walls - new water lines, new sewer pipes, new electrical, sometimes corrections in messed up ductwork.

Then waiting on the Electric company to source a meter box, they can't find one for sale in Texas or anywhere. 

I am licensed for 8 specialty trades and am licenses as a general engineer and my company does underground utilities for hotels and cities for underground utilities e.g. water mains, sewer, gas, electric and storm capture systems.

Look in to mini splits as they as the 110v units often require no electric upgrades nor duct work

I would convert to LP before I convert to an electric furnace due to high electric costs near me even if the tenants are responsible?

Do they come with the needed inspections like frame, roof, electrical, plumbing, etc or this is something that the tenant needs to get done?

My location is in a very rural county with no zoning and we were able to use an RV electric service and an existing well and septic.
