Seller is extremely motivated

To me, if you own 3 house, you may not at all be desperate or motivated.

Remember with Wholesaling your finding a motivated seller.

I assume this is not a high efficiency heater that should be direct vented.

Carlton Sheets described the definition of what a "motivated seller" was in plain terms, better than anyone I knew. 

When the lead comes in, I qualify to see if they are motivated and where the home is.

Unit in the attic, mini splits, or super efficient gas unit that runs whole house and charge higher rent.

What would motivate an investor/landlord to purchase this property? 

Sellers will be very motivated to leave if it's costing them $500 a day and there is $30K being held in escrow.
