This is absolutely incredible that I have found this level of advise and expertise so quickly and easily.  

Expecting to easily CF over $1000/month going forward (this includes our rent savings) and in about 2 weeks will be closing on an FHA streamline refinance that will decrease our monthly mortgage payment by about $250/month.

Have you built financial models that allow you to quickly and easily evaluate a property and also track your investment's performance?

I tried getting Missouri's case.net to provide some sort of filter for eviction records but wasn't able to figure anything out unfortunately.  

I can't believe how many places have horrible photos you barely can see and it makes look like a dump.on the flip side I see a lot of photos where someone tried filtering the photos to look more impressive and it looks unrealistic.  

This goes along with my attitude toward investing - how do I buy $ 100,000 worth of property for $ 50,000 easily translates to how do I buy $ 100 worth of books for $ 20.  

*Our LLC signed the lease, which he would be responsible for as well (FYI, the LLC only has 1 property in it, which is currently 40k under water, so essentially has no assets).Looking back on it, I easily could and should've done this deal on my own.  

There is too many things involved that can easily go unproven in court and the OP being good friends with the owner probably wouldn't be a good enough reason in the eyes of the courts if the kids sues.Definitely get an good attorney and get it done right.

In addition to converting the attic into a bedroom, we're replacing the attic stairs so that the room is easily accessible like any other upstairs room would be.

Make sure you don't have any large expenditures that are not easily explained before you get your loan.
