The guideline says that it "must be occupied by the borrower for some portion of the year" and that it "cannot be subject to any agreements that give a management firm control over the occupancy of the property," among other things.The prevailing interpretation is that if YOU control what days/weeks/months it's available to the public as a STR on airbnb (or whatever platform), then YOU are retaining "control over the occupancy."

Without an election a taxpayer would remain a single-member LLC and the activity would be reported on their schedule C or E(page1) of their individual income tax return depending on the character of the activity. 

Cozy is a great platform for newer investors.

Now the challenge I face is growing my portfolio, I'm currently 24 years old, and a E-4 in the United States Air Force.

That said, if you are using permission based marketing, the new platform will be a bit concerned when you want to upload your data.

Obviously going to start on Airbnb and vrbo - but with the fees, and not renting short term, I was wondering if there is a better platform to use?

We use Buildium; it's not the cheapest thing out there and the customer service department all think they're "rock stars" but the software has features that make the entire management process easier: including move-in/move out inspections, e-leases, on-line e pay, maintenance tracking, and back end accounting.

Technically I think that address (3753 E 144th) would be considered Lee-Harvard... which is not THAT bad of an area (as a whole)... but those streets there right off of Bartlett are pretty rough.
