I know that if I had a place to sell I wouldn't even respond to an offer 25% under ask (for example) and would simply ignore anything else that came from that "buyer".You will also be competing with people looking for family homes, forever homes etc and they will be more than willing to pay closer to asking or even a hair over if it is the perfect house for them.
