Adding to the problem is that each 1099 has no indication of which unit it belongs to, and the big one does not state anywhere on it that it is for all units combined.What scheme does your property manager follow?

My belief that this higher rate of resistance and fleeing of people of color is in part due to a distrust of the police by people of color.I was involved in an incident with a large group of whites and a large black man from a large group of black people (Most of the black people knew the black man had too much to drink and was the problem) were having an altercation.

Hello BP Community,I just had one of my tenants move out of one of my properties and he left with the washer , the dryer and the stove, that did not belong to him.This was a tenant I had acquired with the property and his lease clearly indicated that these appliances were included with his lease (and the pictures from the purchase also show the appliances existing in the unit)The security deposit barely covers all the other damages that the tenant left behind ,no chance to pay for major appliances.Did anyone have such a case before ?

I would add to your lease things like no excessive overnight guests, parties, if they drink alcohol On occasion to keep it in their own area and not common area and not to do it around others.

I think around August it will get crazy busy as fed will be scared to raise rates anymore and seller will have ( marked to market ) selling for higher cap rates and the sellers testing the waters hoping for a 1031 buyer to overpay will be long gone.
