I had one escrow officer tell me they would never try and collect even though they could unless they did a lot of work, like if everything was done and the buyer at the very end refused to sign loan docs for no good reason...even then I'm not sure they would do anything.

Then someone has to pull the file for you. 30 days equates to about 200 files, so it's very time consuming and the court house workers will hate you.In addition, it takes the court houses in MA several weeks to scan all docs before they release the file to the public.

You may be able to buy the loan docs from the lender through the servicer for less than what the property is worth.
