Your realtor should know the rules in Texas.Here, a contract is not "fully executed" or legally binding until both parties have signed all documents (initial documents) and those docs have been delivered to the appropriate parties.

Some places also offer you the right to request the property be delivered vacant; meaning your only way out of existing leases is to have the tenants move before Close.

It was delivered and her tenants opened it and read it and then called her to tell her what it said.Tenants are reading her mail but she focused on me.

It is also true that the larger institutions (B of A, Wells, Etc.) typically will not release any inventory prior to it being given to an agent, but it does happen in very samll numbers.For other smaller institutions, it still requires an investor to be able to form a relationship with the person capable of delivering such inventory prior to agent marketing.

sometimes, people just have too much time on their hands and get worked worked up...they should just deliver the offers to the seller in my opinion..

There is an ordinance for that city -- anyway I called rent control office and saw if my house was 'registered' with the rent control office(whatever that may mean.)It wasnt - so I was able to charge market rent and do whatever I want.However the house was delivered vacant and Im not sure what the law is regarding raising rents for existing tenants.Sorry if this was no help at all but thats all I got LOL.
