There is no "one-size-fits-all" investing idea/approach.

You can use it in many contexts but the basic idea is for the subcontractor to suggest to the GC/Owner about various design/product changes that could save a decent amount of money.

I'm thinking:  recent law updates, handling specific tenant issues, when to raise the rent,  service/companion animals, vs pets;    Specific ideas would be best.   

I love that I have this resource to bounce ideas around.

I like the idea of flip to rents (BRRRR), so you don't have to worry about the immediate CAPX expenditures.  

I have no idea if cost are involved with being under a broker other than their share of the sale.

@Brian Garrett I like the idea of a HELOC, but you need to know your state's rules on non-owner occupied HELOCs.

I don't mind paying for advertising, just looking for the best platform(s).Any and all advice/ ideas/ methods are welcomeThanks!

Don't get me wrong, I've done very well in C and D areas, but my 2%-ers have all been closer to F and F-.one thing you mentioned that sticks out to me is that you're using google maps to check the area - which I think is a good thing to use to get an idea, but I believe relying on what you see on google maps is a devastating mistake. 

I like the idea of less maintenance that condo/townhouse offers but is it a good long term investment?
